Transaction Highlights

Over the last 5 years, Our Team Has Completed Transactions totaling over 5 million SF and over $1 Billion in consideration. Below are some of the highlights of recent transactions as well as past transactions:

 

Receptos: The C&W GLSP was able to negotiate for Receptos, amidst their continued success, an early recast/extension at 10835 Road to the Cure, reducing the contract rate for the remaining term plus debt relief on outstanding unamortized TI's, and turn-key TI's on 6,000 sf of expansion space.

Cibus: C&W GLSP was engaged by Cibus to help negotiate an early renewal and expansion to accommodate its anticipated doubling in size. C&W GLSP was able to secure a custom built-out space with significant free rent, phased occupancy, and low rental rates.

After leasing an initial 25,000 sf in 2010, Cibus recently expanded into 53,000 sf at HCP's "Soledad" project in Sorrento Mesa, now occupying the entire campus.


Synthetic Genomics Inc. (SGI): Since its arrival to San Diego a few short years ago, Synthetic Genomics ("SGI") continues to be one of San Diego's hot clean tech companies. With the help of the C&W Global Life Sciences Practice, "SGI" completed an expansion in Torrey Pines into a neighboring building, leasing an undisclosed amount of space.

Verenium: C&W GLSP negotiated a brand new lab space for Verenium at the new Nautilus campus in Torrey Pines. This was a complete redevelopment of the building and project, and provided for a new Class A environment with a record high TI allowance.

Kalypsys: Amidst corporate restructuring, Kalypsys was in need of immediate sublease disposition of 46,000 SF of specialized laboratory facilities and office / administrative space. Employing an aggressive marketing process, the C&W Global Life Sciences Practice identified all likely users for the building, finding a subtenant to take the entire 46,000 square feet, meeting our predetermined disposition goals!


Amira Pharmaceuticals: C&W Global Life Sciences Practice represented Amira in helping them restructure their lease and reduce occupancy costs, following a recent "right-sizing" as the company advances a promising drug candidate.

ActivX: C&W GLSP represented ActivX in an early lease recast for 22,300 sf in Torrey Pines. With several years of lease term remaining, disjointed spaces, and on-going maintenance issues at their project, our team was instrumental in helping ActivX consolidate improve their space, reduce occupancy costs, and ensuring the landlord takes ownership of the upgrading of building systems. The deal resulted in a true "turn-key" build-out of a new chemistry suite and ocean views!

Althea Technologies: Facilitating Althea's future growth needs, the C&W GLSP restructured and renewed Althea's prior lease of three Sorrento Valley buildings to include a fourth in the project, expanding Althea's footprint by 24,000 square feet for a total of 105,000 leased square feet.

Lilly/AME: C&W GLSP represented AME/Lilly in the lease of a newly constructed laboratory facility of 125,000 square feet for 10 yrs. This complex assignment involved construction of state of the art biology and chemistry space. The transaction also included the sublease disposition of 60,000 sf of Sorrento Valley facilities as well.
