  • Pfizer: C&W GLSP is currently representing Pfizer in the sale of its surplus CB7 building, a 150,000 sf heavy chemistry building in the Torrey Pines area.
  • Pfizer/Covx: C&W GLSP represented the Pfizer/CovX in an early renewal/expansion negotiation for 55,000 sf in the UTC submarket. The lease had 18 months of remaining term, and our team secured phased expansion, tenant improvements, and a reduction in the current contract rental rate.
  • Lilly/AME: C&W GLSP represented AME/Lilly in the lease of a newly constructed laboratory facility of 125,000 square feet for 10 yrs. This complex assignment involved construction of state of the art biology and chemistry space. The transaction also included the sublease disposition of 60,000 sf of Sorrento Valley facilities as well.
  • Pharmatek: C&W GLSP represented Pharmatek in the sublease of its 10,000 sf surplus laboratory facility in Sorrento Mesa.
  • Chimeros: C&W GLSP represented Chimeros, a company relocating from Santa Barbara, in the lease of a 20,000 sf biology laboratory in Torrey Pines. The transaction included substantial landlord improvements (~$1 million), phased occupancy, and a short/flexible lease term.
  • Genomatica: C&W GLSP represented Genomatica in the lease of 15,000 sf in Sorrento Mesa for a Class A laboratory facility. The transaction provided phased occupancy, landlord funded improvements (~$700k in costs), and an early termination right.
  • Anaptys Biosciences: C&W GLSP represented Anaptys in a new 15,000 sf laboratory facility in Torrey Pines. The transaction included substantial landlord improvements (~$1 million), phased occupancy, and a short/flexible lease term.
  • J Craig Venter Institute: C&W GLSP represented the J Craig Venter Institute in a local expansion and secured a new 42,000 sf facility with below market and flexible terms.
  • SGX Pharmaceuticals: C&W GLSP represented the Tenant, SGX, in negotiating a renewal of their current lease on 24,000 sf, providing that the Landlord to make available $2 million in funds for construction of a new chemistry lab. We secured an early renewal with available funds and attractive economic terms.
  • Ligand Pharmaceuticals: C&W GLSP represented the sublessor, Ligand Pharmaceuticals in the disposition of one of their Torrey Pines facilities, totaling 52,000 SF.
  • Mpex Pharmaceuticals: C&W GLSP represented the Sublessor and Sublessee. Mpex was looking for a competitively priced lab facility that would allow room to grow. We negotiated a relatively short term sublease that met Mpex’s office to lab ratio while providing adequate microbiology and tissue culture for the next phase of the company’s growth.
  • Apoptos, Inc: C&W GLSP represented the tenant, Apoptos, Inc. The tenant was in the market for 9,000sf of chemistry and office space to support research originating in the Burnham Institute. We negotiated a competitive lease that would provide the necessary improvement funds and flexibility to see the company through its next stage of growth.
  • Avanir Pharmaceuticals: C&W GLSP represented the sublessor, Avanir Pharmaceuticals, in the sublease of two of their facilities in Sorrento Valley, totaling 48,000 square feet.
